In dry seasons, watering the first 10-15 feet away from the foundation 1-2” is recommended. Be very cautious about watering if there are cracks in the foundation walls.
  2. Never place soaker hoses right next to the foundation. Keep a good distance of 12 to 18 inches.
  3. Avoid over-watering. Keep a close eye on soft soil and/or standing water. Don’t let water accumulate within 15 feet of the house. Additionally, do not over-water enclosed planter areas, especially those that are located within 15 feet of the perimeter.

Tips on Improving Your Drainage System

  1. Ensure that the slope of the soil is at least one inch per foot over a distance of eight feet from the perimeter of the foundation.
  2. If you have a Pier and Beam House, never let water accumulate under it. Otherwise, the piers will sink, and your floors will feel 'bouncy.'
  3. Fill depressions with soil that has more clay and less sand, especially in those parts that alter the drainage slope. It can be useful in the drip line depression that is often formed below the edge of the roof.
  4. Ensure that water droplets pouring from air conditioning and gutters drain well away from the foundation.
  5. To prevent water from accumulating and standing near the foundation, use French drains or surface drains.
  6. Carefully monitor any changes in your or your neighbor's landscaping, as this may affect the flow of water to your foundation.

Tips on Treating and Caring for Your Trees

  1. Ensure that trees in or within your property are not closer than their canopy’s height from the perimeter of the foundation.
  2. For trees that are standing close to your house, install root barriers.
  3. If you have bushes and shrubs measuring more than three feet in height, treat them as mature trees.

Tips on Plumbing

  1. Take care of your property’s plumbing.
  2. Watch out for plumbing leaks, dripping faucets, sewer lines, and freshwater drips, as these can soften the soil and eventually lead to foundation failure.
  3. If your home is over 30 years old, get a professional leak test to determine any possible plumbing leaks or failure.
